M027
Balboa M027: the heater is dry
M027 means the heater is dry. The guide says there is not enough water in the heater to start it, and the spa is shut down. This wording is from Balboa guide 40985-G, 26 March 2014, for BP2500 and BP2600 with a TP800 or TP900 panel. It is a later line than M028, which shuts the spa down for 15 minutes.
There is not enough water in the heater to start it. The spa is shut down.

Do this first
-
Water level
Restore flow before you clear it
Use the flow checks: low water level, suction-flow restrictions, closed valves, trapped air, too many closed jets, and pump prime. Turn the pumps off if the jets are still dry after 2 minutes.
-
Reset
Clear the message from the panel
After the problem is resolved, the guide says you must clear the message to restart heater start-up. A resettable message shows a right arrow. Navigate to it and press Select. Do not open the housing.
When to call a technician
Call a technician now if
- The breaker or the RCD trips when the pump is plugged in.
- You smell burning, see melted plastic, or the water is too hot to touch.
- The code comes back after one reset.
Also call for these, from the manual
- Call for service if M027 remains after the flow is restored and the message is cleared. Do not open the heater.
Questions
How is M027 different from M028?
M028 is a possible dry heater and a 15-minute shutdown, then any button resets heater start-up. M027 says there is not enough water to start the heater and the spa stays shut down until you clear the message.
